Home staging is a lever for the real estate sector: that’s clear! During these years many of my customers have experienced the effectiveness of  Eletta Home Staging service (I also wrote about it here).

The new data on the effectiveness of home staging collected through a national survey by the Home Staging Lovers Association and by the Home Staging Professionals Association Italy are really interesting:

– with the intervention of a professional home stager, the house is sold in just 48 days
(the average time spent on the market for a home in Italy is 7.7 months)

– the overall figure of sales post home staging is 90%

– the average discount is just 2% against 12% of the Italian average

 

The real estate enhancement is, even more in this historical moment, essential to bring out a property on the market. How? Together with an accurate study on the target audience and the targeted enhancement of the spaces, I offer my clients professional visual communication that:

* collects consents on the web and on portals
* distinguishes the property from competitors
* speeds up sales times
* allows you to defend the price

The results of the survey clearly demonstrate the effectiveness of real estate enhancement for properties for sale.

The data on the micro-receptivity front are also very positive, with employment rates 38% higher and prices 21% higher than the Italian average. Similar and even more relevant figures have been recorded after my consultancy and redesign intervention for luxury rental at Villa La Quercia (read here). This villa on Monte Argentario, in Tuscany, has in fact seen an increase in the occupancy rate of more than 40% compared to pre-home staging.

The consultancy and redesing interventions for micro-receptivity in Città della Pieve, in Umbria, on Casa del Teatro and for Boutique Apartment Clusium, in Chiusi, Tuscany. In both cases it was a first introduction on the market of short rents and immediately the response of interest and reservations made the owners happy.
